The following is the current architectural guidelines.

SITE PLANNING

SETBACKS

Minimum setbacks must conform to the County of Wetaskiwin for Urban residential (UR) zoning which states:

  • Front Yard 6m (19.69 ft)
  • Side Yard 1.5m (4.92ft)
  • Rear Yard 6m (19.69ft)
 

All lots with rear yards bordering Highway 771 are required to maintain a 30m setback which restricts the placement of any permanent structure between the edge of the highway and those adjacent properties.

This in no way restricts the land owner from building a house or garage or shed, provided these structures comply with their building permit.

All lots bordering Range Road 470 will have a 10m setback from the edge of the highway also restricting the placement of any permanent structure.

Grading and landscaping is at the discretion of the land owner except that no more than 10% of the existing trees can be removed with-out the replacement of those plants in order to maintain the existing environment and natural landscape of the subdivision (to maintain privacy and natural borders between lots and preserve all plants other than those necessary to build the house and garage or parking space and to reasonably landscape and grass yards).

All owners to maintain existing grades and no modification or extreme changes made without written permission from the Developer.

Dwelling Unit Minimum Sizes

Bungalow 900 sq. ft.

2 Storey 1100 sq. ft.
(a discretionary 5% variance in size is allowed)

FENCING

Developer supplied fencing and hedging to be maintained as installed.

REAR YARD

Construction of permanent sheds, play equipment or dog houses shall not be allowed within 6.0 meters of the rear property line. No satellite dishes are permitted in the rear yard. For satellite dish installations, dishes may not exceed 24 inches in size and must be connected to the house.

REPETITION

To allow for more than one of the same plan or elevation designs with identical house elevations may not be repeated more often than every fifth lot.

Exterior finishes with approximately identical or similar colours may not be repeated more often than every fifth lot.

Materials and Exterior Finishes

Roofing Materials and Elements

Materials are restricted to asphalt shingle, concrete tile (slate profile), stone covered sheet metal and textured roofs made from recycled tires.

Exterior Finishes

All exterior finishes will conform to colours that are considered to be earth tone and may be manufactured with any acceptable exterior cladding.
